Bathrooms present a more demanding painting environment than any other room in the house. High humidity, frequent temperature fluctuations, condensation on cold surfaces, and proximity to water all challenge paint coatings in ways that a bedroom or living room does not. Getting it right means using the right products, correct preparation, and adequate ventilation — and respecting the specific requirements of the tiled and non-tiled areas.

Product Selection for Bathroom Walls

We specify bathroom-specific emulsions rather than standard interior emulsions for bathroom walls. The leading bathroom emulsion formulations (Dulux Bathroom+ Matt, Johnstone's Bathroom Paint) incorporate mould and fungal inhibitors and are formulated to resist moisture transmission through the paint film. These should not be used on surfaces that will be directly in contact with water — the tiled splash zones around baths and showers should be tiled rather than painted.

Preparation of Existing Bathroom Surfaces

Old bathroom walls often have residual mould staining, soap film contamination, and areas of failing paint from previous moisture ingress. We strip any failing paint, treat mould-affected areas with a biocidal wash (allow to fully dry and reapply if regrowth occurs), wash all surfaces with a sugar soap solution, and rinse thoroughly before applying the new coating. Skipping this preparation produces a new coat that fails within months.

Ventilation as a Long-Term Solution

No matter how good the paint product, persistent bathroom condensation from inadequate ventilation will eventually cause paint failure. We always advise clients to ensure their bathroom extraction fan is in full working order and adequate for the room size — this is the single most important factor in the longevity of any bathroom decoration.
