A significant portion of Hampstead NW3 falls within the Hampstead Conservation Area — one of London's most significant designated heritage zones. This designation protects the special architectural and historical character of the area, and has implications for how properties can be decorated, particularly externally.

What Is Permitted Without Consent?

Internal redecoration of any property in a conservation area is permitted without consent — you can repaint every room any colour you choose. External repainting of an unlisted property is generally also permitted, unless it would significantly alter the character of the building (for example, painting an unpainted brick facade).

What Might Require Consent?

Repainting a previously unpainted facade; changing the colour of a painted facade significantly; replacing original timber windows or doors with non-traditional materials; applying render to a previously unrendered facade. In these cases, planning permission or Listed Building Consent may be required.

Correct Materials in Conservation Areas

Even where consent is not required, we strongly recommend using breathable, traditional coatings on conservation area properties — Keim silicate, limewash, or specialist mineral masonry paints. These are technically correct for the building type and look authentically appropriate for the area.
