- Efflorescence: Salts dissolved in water migrating through masonry crystallise on the surface behind the paint, breaking the bond and causing flaking.
- Mould growth: Damp surfaces support mould growth, which grows through paint films and produces unsightly black spots that return no matter how many times the surface is repainted.
The result is expensive: paint that fails within months, a surface that looks worse than before, and the eventual need to address the root cause anyway — after wasting money on decorating that achieved nothing.
Identifying the Source of Damp
Before any decorating work can proceed, the source of moisture must be identified. The main types of damp in North London properties are:
- Penetrating damp: Water entering through the external envelope — failed pointing, cracked render, blocked or leaking gutters, failed window seals, or defective flashings. The fix is external repair work.
- Rising damp: Moisture from the ground rising through the base of walls where the damp-proof course is failed, absent, or bridged. Common in Victorian properties without modern DPCs. Requires specialist damp-proofing treatment.
- Condensation damp: Moisture from cooking, bathing, and breathing condensing on cold wall surfaces. The fix is improved ventilation and heating, not paint. Condensation is extremely common in North London properties and is frequently misdiagnosed as penetrating or rising damp.
Can Anti-Damp Paints Solve the Problem?
Products marketed as damp-proof paints or anti-damp treatments can reduce the symptoms in some situations — particularly for minor condensation damp — but they cannot fix active penetrating or rising damp. A waterproof paint applied over a wall with active penetrating damp will simply trap moisture and fail from behind. These products are not a substitute for addressing the root cause.
