North London has a significant number of listed buildings — particularly in Hampstead, Hampstead Garden Suburb, Highgate, and Canonbury — and working on them requires an understanding of the planning consent requirements and the material specifications that listed building officers expect.

What Listed Building Consent Covers

Listed Building Consent (LBC) is required for any works that would affect the character of a listed building — both externally and internally. This includes changing the colour of paint on external elevations (in some cases), applying inappropriate materials to historic fabric, removing or obscuring original features, and any structural alterations. Interior decoration of a Grade II listed building may or may not require consent depending on the nature of the work — it is always safest to consult the local planning authority before beginning.

Appropriate Materials for Listed Buildings

For listed buildings, the guiding principle is using materials that are compatible with the existing historic fabric. For lime plaster walls, this means breathable mineral or clay-based paints (Keim, Earthborn Claypaint, or traditional limewash) rather than modern vinyl emulsions, which can trap moisture and damage the substrate over time. For external stonework and brickwork, a specialist masonry consolidant or breathable masonry paint is specified rather than film-forming products that prevent the building from breathing.
