New build properties in London typically receive a decorator's specification that prioritises speed and minimum viable appearance over quality or longevity. The standard builder's finish — typically a single coat of a volume emulsion on skim-plastered walls, magnolia or brilliant white throughout, with minimal preparation — begins to look tired within 18 months to 2 years as the building settles and the surfaces take everyday wear. Upgrading a new build decoration to a premium standard is one of our most frequently requested services.

Why Builder's Finishes Disappoint

The builder's painter is working to a very tight programme — they typically apply one coat (sometimes two in the most conscientious specifications) without the time or instruction to properly fill and sand plaster joints, sand around edges, or cut-in cleanly. The result looks adequate on the day of handover but reveals its limitations quickly. In addition, the colour range is typically minimal — magnolia walls and brilliant white woodwork, regardless of the space's light quality or the buyer's taste.

The Upgrade Process

Upgrading a new build involves: filling and sanding all plaster joints, nail holes, and any minor surface defects; applying a full primer coat; and applying two finish coats of a quality emulsion in the client's chosen colour palette. Woodwork is sanded, caulked, and repainted in an appropriate eggshell. The result is a completely different level of finish — and a colour scheme that reflects the homeowner's taste rather than the builder's default.
