It's more durable than its reputation suggests when done correctly — but it does have genuine limitations that clients should understand before committing.
When Tile Painting Makes Sense
Tile painting is appropriate when the tiles are well-adhered and sealed, the grout is sound, and the existing tile surface is in good condition (no cracking, lifting, or damaged glaze). If any of these conditions are not met, the correct solution is to remove and replace the tiles rather than painting over problems. It is also appropriate where the client wants to refresh the room relatively quickly and cost-effectively without the disruption and expense of a full retiling project.
The Correct Specification
The correct tile paint specification is: clean tiles with a degreaser (acetone or specialist tile cleaner), apply a specialist tile primer (Zinsser BIN or a purpose-made tile primer), allow to fully cure, then apply two coats of a hard-wearing tile topcoat (Rust-Oleum Tile Transformations or equivalent) in the chosen colour. Skipping the primer step produces a finish that peels rapidly.
