Sash Window Restoration on East Heath Road: A Practical Guide

Townhouse interior showcasing premium decorating detail for Sash Window Restoration on East Heath Road: A Practical Guide

East Heath Road is one of Hampstead's most prestigious addresses, running along the western edge of Hampstead Heath. The Victorian and Edwardian properties here feature original timber sash windows that are integral to the character of the street and the NW3 conservation area. Restoring rather than replacing these windows preserves both the heritage value and the market value of your property.

Why Restore Rather Than Replace

Many homeowners on East Heath Road and neighbouring streets such as Well Walk and Christchurch Hill are tempted to replace old sash windows with modern double-glazed units. However, in the Hampstead conservation area, replacement windows often require planning permission, and poorly matched modern units can actually reduce the value of a period property. Original timber sashes, when properly restored, can last another century and perform surprisingly well when draught-proofed.

A full sash window restoration involves removing the sashes, stripping old paint, repairing any rotten timber with splice repairs or epoxy filler, replacing broken sash cords, fitting new draught-proofing brushes, and repainting to a high standard. The result is a window that operates smoothly, keeps out draughts, and looks authentic from both inside and out.

The Restoration Process Step by Step

Our team begins by carefully removing the staff beads and parting beads to release both sashes from the frame. Each sash is taken to our workshop where old paint is stripped using infrared heat — this is safer than chemical strippers and avoids the risk of lead paint dust. Any rotten sections of timber are cut out and replaced with matching hardwood splices, glued and pinned for strength.

Sash cords are replaced with modern pre-stretched cord, and the original cast-iron weights are cleaned and rehung. We fit Sealmaster or Ventrolla draught-proofing systems to the meeting rails and around the sash channels, which can reduce heat loss through the window by up to 50 per cent without affecting the appearance.

Painting Sash Windows to a High Standard

Proper painting is essential for the longevity of restored sash windows. We apply a primer coat of Zinsser Cover Stain to seal the bare timber, followed by an undercoat and two coats of exterior eggshell. For East Heath Road properties, we recommend Little Greene Intelligent Exterior Eggshell in Loft White or Farrow & Ball Exterior Eggshell in All White. These products offer excellent adhesion and flexibility, which is crucial for timber that expands and contracts with temperature changes.

Each sash is painted in the workshop before refitting, ensuring all edges and rebates are fully coated. Final touch-ups are completed on site once the sashes are back in their frames.

Cost and Timeline for East Heath Road Properties

A full sash window restoration in NW3 typically costs between £400 and £800 per window, depending on the size and condition. A large Victorian villa on East Heath Road with 15 to 20 sash windows would therefore cost between £6,000 and £16,000 for a complete restoration programme. The work takes approximately one to two weeks for a full house, with only one or two windows out at any time to minimise disruption.
