Bathrooms are where painting goes wrong most often in London homes. Steam, condensation, fluctuating temperatures, and frequent splashing create conditions that expose any weakness in preparation, primer choice, or paint quality within months. In Hampstead NW3 properties — where bathrooms in Victorian and Edwardian houses often have inadequate ventilation, cold external walls, and original lime plaster — getting bathroom painting right requires particular knowledge and care.

Why Bathroom Paint Fails

The most common cause of bathroom paint failure is condensation: warm shower steam hitting cold external walls causes moisture to accumulate behind the paint film, leading to blistering, peeling, and eventually mould. The second most common cause is using the wrong product — standard emulsion (even washable emulsion) is not designed for the sustained humidity levels of a well-used bathroom.

For woodwork and windows, eggshell or gloss finishes with anti-condensation properties are essential — Farrow & Ball Modern Eggshell performs very well in high-humidity environments.

Preparation is Non-Negotiable

In Victorian and Edwardian bathrooms, we always start with a thorough clean using a mould-killing solution (diluted bleach or specialist biocide spray), allow full drying, and then apply a specialist anti-mould primer to all surfaces before any finish coats. If there is any existing mould penetration into the plaster, the affected area should be replastered before any painting begins.
