Damp is one of the most misunderstood problems in North London's Victorian and Edwardian housing stock. Every week we see properties where the previous decorator has simply painted over damp walls, only for the new paintwork to fail within months — blistering, staining, and eventually peeling. Here's how to address damp correctly before any painting begins.

Types of Damp and How to Identify Them

Rising damp appears as tide marks and salting (crystalline deposits) on lower sections of walls, typically up to 1m from floor level. It affects ground-floor rooms and is caused by groundwater migrating up through the wall structure. In North London Victorian properties, it often indicates a failed or absent damp-proof course.

Penetrating damp enters through the external wall fabric — cracks in render, failed pointing, or blocked cavity trays. It appears as patches at any height, often following rainfall, and is typically worst on the windward face of a building.

Condensation damp appears as black mould in corners, on cold surfaces behind furniture, and in areas of inadequate ventilation. It's caused by warm, moist air hitting cold surfaces — very common in Victorian properties without cavity wall insulation.

Treatment Before Painting

Damp must be physically resolved before any painting begins — there is no decorative treatment that permanently cures damp. Once the source is identified and corrected (DPC injection, repointing, improved ventilation), the walls must be allowed to dry out fully (this can take weeks or months in severe cases) before salt-inhibiting primer and breathable finish coats are applied.
