Maintaining them requires understanding the material — traditional lime-based stucco — and using the correct breathable, alkali-resistant paint systems.
Understanding Stucco
Traditional Victorian stucco is a lime-based render applied over brick to create the smooth, refined facade characteristic of Regency and late-Victorian architecture. It is permeable by nature and must be coated with breathable paints that allow moisture to pass through the render without osmotic pressure building up and causing the render to blow.
Common Problems with Stucco in NW3
The most frequent issues we encounter on NW3 stucco facades are: cracking at movement joints and around window openings; paint system failure due to previous application of non-breathable products; localised areas of blown render following damp ingress; algae and lichen growth in north-facing areas.
The Correct Paint System
For traditional stucco in NW3, we use either: Keim Granital silicate paint (most durable, inherently breathable, 20+ year lifespan); or a specialist breathable masonry emulsion such as Keim Soldalit or Sto Lotusan. Modern acrylic masonry paints should be avoided on stucco facades.
