Flat roof terraces and accessible roof areas are a premium feature of many North London properties — added as part of rear extensions, loft conversions, or intentional roof terrace designs. The surfaces of these areas require specialist treatment: they are simultaneously structural elements (keeping water out of the building) and finished surfaces (providing safe, attractive access for the occupants and often visible from internal rooms).

What's Different About Flat Roof Surfaces

A standard exterior masonry paint is entirely inappropriate for a flat roof terrace surface — it provides no waterproofing, no crack-bridging, and no resistance to ponding water. The correct specification depends on the underlying structural deck: reinforced concrete, screed-on-deck, or existing flat roof waterproofing membrane. Each substrate has a different appropriate coating specification.

The Correct Products

For concrete and screed-topped roof terraces, we specify a purpose-made roof terrace coating system: typically a reinforcing fleece bonded into a primer coat, followed by two coats of a polyurethane or acrylic elastomeric waterproof coating in the chosen finish colour. This creates a seamless, flexible waterproof membrane that accommodates the thermal movement of the substrate without cracking. We use Triflex, Alchimica, or Sika Decothane systems depending on the specification.

Balcony Brickwork and Parapets

The vertical faces of balconies and roof parapets — typically brick or render — are detailed with a conventional masonry paint specification (stabilising primer, two coats of Sandtex or Dulux Weathershield) after checking and repointing all masonry joints above the terrace.
