The utility room, boot room, or back hall is the workhorse of the family home — a space that gets wet coats hung in it, muddy dogs walked through it, and laundry lugged through it daily, yet is rarely thought about during main house decoration projects. Getting the specification right here makes a huge practical difference.

The Right Paint for Utility Rooms

Utility rooms and boot rooms require paints that can withstand moisture (from damp coats, boots, and the washing machine), scuffs and knocks (from the daily flow of activity), and frequent spot cleaning. For walls, we specify a washable mid-sheen emulsion — Dulux Easycare Trade or Little Greene Intelligent Eggshell both perform very well under these conditions. For woodwork (shelving, coat hooks, door frames), an oil-based or tough water-based eggshell is essential.

Floor Painting in Utility Rooms

Many utility rooms in North London Victorian terraces have original quarry tile or encaustic tile floors that benefit from refreshing. Quarry tiles can be cleaned with diluted hydrochloric acid, sealed, and then left in their natural colour, or painted with a specialist floor tile paint for a completely fresh look. Concrete or screed floors in newer utility rooms benefit from a two-pack epoxy floor coating for maximum durability.

Colour Choices

Utility rooms suit practical, cheerful colours — brighter tones that make the space feel functional and pleasant to use. Popular choices include: strong blues (Farrow & Ball Hague Blue, Cook's Blue), fresh greens (Little Greene Sage Derby), and warm creams (Farrow & Ball Clunch). Dark colours hide dirt well but can make small utility rooms feel very enclosed.
