For walls, we specify a washable mid-sheen emulsion — Dulux Easycare Trade or Little Greene Intelligent Eggshell both perform very well under these conditions. For woodwork (shelving, coat hooks, door frames), an oil-based or tough water-based eggshell is essential.

Quarry tiles can be cleaned with diluted hydrochloric acid, sealed, and then left in their natural colour, or painted with a specialist floor tile paint for a completely fresh look. Concrete or screed floors in newer utility rooms benefit from a two-pack epoxy floor coating for maximum durability.

Utility rooms suit practical, cheerful colours — brighter tones that make the space feel functional and pleasant to use.
