Choosing commercial phasing or a low-odour system
A guide to choosing commercial decorating or low-odour painting where people stay in the building.
Both pages are about people still using the building
Most decorating advice assumes an empty room. These two services exist because that is often untrue. A shop, an office, a restaurant or a managed block has to trade or to stay safe for residents. A nursery, a bedroom or a home where someone reacts to solvent smell has to be slept in. Commercial painting is the page for premises that stay open and for work phased around those hours. Eco-friendly and zero-VOC decorating is the page for the coating and the dust in an occupied house. They can coincide, when a clinic wants a low-odour system and an evening programme, but they are still different questions. One is about the timetable and the handover of zones. The other is about what is in the tin and what happens to the dust and the waste.
Commercial work fails when a phase is opened up and cannot be given back. Protection of stock, a public stair and a till line is part of the scope. Noisy preparation is timed. A feature colour in a meeting room can be a different sheen from a corridor that trolleys and coats will mark. The specification lists the areas left out, the hours of sanding, and the moment each zone is handed back. Evenings and weekends appear only where the coating can cure in that window. Promising a room back because the diary says Saturday, while the product is still soft, is how a trading space gets damaged.
Low-odour work fails when the product name is doing the job of the preparation. A zero-VOC emulsion on a powdery lime wall that was never stabilised will not hold. A breathable mineral paint on a wall already sealed with a plastic film does not make that wall breathable. Claypaint and a graphene-and-lime system are specified where the ground accepts them, including the primer each one asks for. Sanding without extraction undoes the point of a careful tin, because the dust is in the house either way. Waste is separated for licensed disposal. Those are the decisions on the eco-friendly page, whether or not the building is a business.
How to tell which brief you actually have
If the constraint is trading hours, house rules in a mansion block, a shop that cannot close, or a managed stair that residents use all day, start with commercial painting. The property types on that page include offices, retail, restaurants, warehouses and communal parts. Landlord and pre-sale work have their own pages when the driver is a tenancy change or a sale, rather than a trading fit-out. If the constraint is air in a room people occupy, a nursery, or a wish to avoid acrylic and vinyl in the coating, start with eco-friendly painting. You can need the commercial page for the phasing and the eco-friendly page for the product on the same instruction. Say so, and the quotation can carry both instead of pretending one product choice solves an access problem.
Domestic interior painting remains the right page when the house can give up rooms in sequence, the plaster is the main question, and a conventional waterborne system is acceptable. Heritage coatings remain the right page when the wall must stay vapour-open because it is lime, not because a brochure prefers a natural tin. A low-odour product can be the correct coating on lime plaster. It is specified from the substrate, which is why the eco-friendly page keeps sending you back to the ground rather than to a label.
Insurance, the workmanship promise and the payment bands are the same firm on both pages. They do not decide which page you need. Occupation does. Write down who is in the building, which rooms or zones they must keep, and whether the worry is smell, dust, trading, or all three. Then open the page that answers that worry. The survey confirms whether the programme and the product can both be true at once.
What to read next
Commercial painting sets out phasing, washable surfaces and premises that stay in use. Eco-friendly painting sets out clay and mineral systems, extraction while sanding, and what happens to waste. Interior painting is the room craft when occupation is ordinary and the substrate is the main question. Paint brands explain how Farrow & Ball, Little Greene, Earthborn, Graphenstone and the masonry systems differ once you know which page you are on. The quotation is still written after someone has seen the space, the hours and the ground.
