NW3 is our home territory, and since 2015 the Hampstead Painting Company has been the trusted choice for painters and decorators in Hampstead NW3. From the summit of Holly Hill to the broad avenues of Fitzjohn's and the leafy backstreets that wind down to Belsize Park, we know this postcode intimately — its properties, its planning constraints, and the exacting standards its residents demand. If you are searching for a reliable painting company NW3 homeowners and managing agents return to year after year, you have found us.
Hampstead has long occupied a singular place in London's cultural and architectural imagination. Perched on one of the capital's highest points, the village retains a character closer to a prosperous English market town than to the dense inner city that surrounds it. Church Row — arguably London's finest Georgian street — lines up its red-brick facades with an almost theatrical composure. Flask Walk and Well Walk reward the visitor with independent shops, historic pubs, and houses that have barely changed in two centuries. Downshire Hill and Keats Grove carry the memory of the Romantic poets. Heath Street, Rosslyn Hill, and the lower reaches of Hampstead Hill Gardens connect the village to the wider world of Belsize Park, South Hampstead, and Swiss Cottage, while East Heath Road and Spaniards Road mark the boundary between suburb and the ancient open heathland beyond.
The result is a postcode where architecture matters profoundly. Residents invest in their properties, take pride in period detail, and expect their tradespeople to share those values. As decorators NW3 residents have relied on since 2015, we have built our reputation by meeting — and exceeding — those expectations on every project we undertake.
The diversity of NW3's housing stock is one of the things that keeps our work interesting. In a single week we might move from a five-storey Georgian townhouse on Church Row to an Edwardian semi on Frognal, then on to a mansion block flat in Belsize Park Gardens and a new-build apartment behind Swiss Cottage station. Each building type demands a different approach:
A large proportion of NW3 falls within designated conservation areas, principally the Hampstead Conservation Area and the Frognal Conservation Area. Camden Council takes an active interest in the maintenance and appearance of these areas, and it is essential that homeowners — and their contractors — understand the implications before undertaking exterior decoration.
In practical terms, conservation area status means that certain changes to the external appearance of a building may require prior approval. Using an inappropriate masonry paint on a lime-rendered facade, painting over original brickwork, or selecting colours that are clearly out of keeping with the street scene can all trigger enforcement action. As heritage painting specialists in Hampstead NW3, we advise our clients on:
Choosing a specialist decorator who knows NW3 conservation rules is not simply about avoiding planning issues — it is about ensuring that the work done today does not cause expensive remediation work five years from now.
Inside NW3's period properties, the level of decorative detail is often extraordinary. Ceiling roses, deep run cornices, picture rails, dado rails, panelled shutters, and elaborate fireplaces are common features in the larger Georgian and Victorian houses. Treating these correctly — filling hairline cracks, applying the right primer, building up thin coats to a refined finish — is a skill that takes years to develop. Our team includes decorators who have spent their careers working on exactly these kinds of properties.
We are proud Farrow and Ball specialists in Hampstead, accustomed to working with the full range of water-based and oil-based Farrow and Ball products and able to advise on the subtleties of how colours read in different light conditions — something that matters enormously in NW3's north-facing Victorian rooms. We are equally comfortable specifying and applying Little Greene, Papers and Paints, Edward Bulmer Natural Paint, and other premium brands that our clients' interior designers typically specify.
A recent project on Church Row involved the complete redecoration of a five-storey Grade II listed townhouse: lime-washing the rendered front facade, repainting all original sash windows in an oil-based system, and internally decorating eight rooms including a double-height entrance hall with a sweeping cantilevered staircase. The cornices and ceiling roses were repaired, consolidated, and brought to a paint finish in three coats of Farrow and Ball estate emulsion, matched to the original colour from analysis of an area of undisturbed decoration found behind a fitted wardrobe. The client — a prominent London architect — described the outcome as the best decorating work he had seen in thirty years of commissioning tradespeople.
On Downshire Hill we recently completed an open-plan kitchen and living room that called for a polished plaster finish on two feature walls, Farrow and Ball Shaded White throughout the remaining walls and ceiling, and hand-painted kitchen cabinets sprayed in a custom mixed satin. The result was immediately featured on the client's interior design Instagram account, generating several referrals for us in the immediate neighbourhood.
Beyond standard emulsion and eggshell painting, we offer a range of decorative finishes in Hampstead NW3 that are particularly well suited to the area's period properties and its sophisticated clientele:
Exterior work in NW3 requires a thorough knowledge of both the substrate and the local planning context. We survey the external fabric before quoting, identifying areas of failed render, open joints, cracked cills, or damaged window putty that need addressing before decoration begins. Our standard exterior workflow includes pressure washing or hand cleaning, full defect repair, appropriate priming, and a minimum of two finish coats — all detailed in our written specifications, which clients can show to their managing agents or present to Camden's conservation officer if asked.
For the painted Victorian and Edwardian stucco terraces of Belsize Park and South Hampstead, we typically specify a high-quality smooth masonry paint in a breathable formulation — Sandtex Trade or equivalent — applied over a stabilising primer where the existing surface is friable. On older lime-rendered buildings we switch to Keim Granital or Keim Soldalit, both mineral silicate paints that bond chemically with the substrate rather than sitting on the surface, and which are the only appropriate coatings for authentic lime render restoration.
Our NW3 work spans the full geographic range of the postcode, including the sub-neighbourhoods of Hampstead Village, Belsize Park, Hampstead Heath borders, Swiss Cottage, South Hampstead, Frognal, and Primrose Hill. Whether your address is at the very top of the hill near the Old Bull and Bush, or on the lower slopes approaching the Finchley Road, we cover the full area with equal speed and service quality. From our local base we can typically attend a site visit within 24 hours and deliver a written quote within 24–48 hours of your survey.
We know that inviting tradespeople into your home requires trust, and we work hard to earn that trust at every stage. When you contact us, you will receive a response within 24 hours. We arrange a convenient site visit, carry out a thorough survey of the property, and deliver a detailed written quotation that breaks down materials, labour, and timescales. We do not give vague estimates over the phone; we believe that a precise specification is the foundation of a successful project and a fair outcome for both client and contractor.
Before work begins, we protect your home thoroughly: floors are covered with dust sheets, furniture is moved or shrouded, switches and sockets are masked. We use low-odour products where possible and ensure good ventilation throughout. Our team works to a timetable agreed with you in advance and communicates promptly if anything changes. At the end of each working day the site is left tidy; at project completion we carry out a full snag check before asking for your sign-off. We are available for follow-up queries or minor touch-ups for a period after completion, and all our work carries a two-year guarantee.

Our client owned a stunning Grade II listed Victorian townhouse in Hampstead Village that had not been decorated for over 15 years. The living room featured exquisite original Victorian plasterwork including elaborate ceiling roses, deep cornicing, and decorative picture rails. However, years of settling had caused cracks throughout the plasterwork, and previous decorators had applied modern paints that were incompatible with the breathable lime plaster beneath. The client wanted to restore the room to its former glory while maintaining strict conservation standards and preserving all original features.

This magnificent Edwardian semi-detached home in Belsize Park featured a stunning stucco facade that had deteriorated significantly over the years. The property faced south, meaning it bore the brunt of weather exposure including driving rain, strong sun, and pollution from nearby traffic. Large sections of the stucco had cracked and were beginning to detach from the brick substrate beneath. Water ingress had caused some areas to become soft and crumbling. Previous paint applications were flaking badly, and the entire facade had an unsightly patchwork appearance. The client was concerned about both the aesthetic deterioration and the risk of further structural damage if water continued to penetrate the fabric of the building.

A 3-bedroom mansion block flat on Belsize Avenue required a complete interior redecoration. The property had high ceilings, ornate cornicing, and large sash windows typical of Belsize Park mansion blocks. Previous decorators had used poor-quality paints and the finish was peeling and uneven throughout. The client wanted a complete refresh using premium paints while respecting the period character of the flat.
