An impressive Edwardian house on Belsize Park Gardens had 18 original timber sash windows that had not been maintained for over 20 years. Many windows were painted shut, sash cords had snapped, several bottom rails showed significant timber decay, and draughts were severe. The client had been quoted £45,000 for full uPVC replacement but wanted to preserve the original character.

Some windows needed minor maintenance while others required substantial timber replacement, each demanding a different approach.
The family remained in the house throughout, requiring careful scheduling to maintain weathertightness at all times.
We systematically restored all 18 windows over 4 weeks. Each window was carefully removed and assessed individually. Rotten timber sections were cut out and spliced with Accoya (a sustainably modified hardwood with 50-year durability). All sash cords were replaced with premium waxed cotton cord. Brush-pile draught-proofing strips were fitted to all meeting rails and parting beads. Windows were finished with Teknos Aquatop microporous paint in off-white — a breathable system that protects the timber while allowing moisture to escape.
